Summary

Darker amber is a higher median gross rent. Each city is a marked point on the US state map. Alaska and Hawaii are inset. Puerto Rico cities are in the ranking and table but are not drawn here.

Among the 346 US cities with at least 100,000 residents, a typical city has a median gross rent of $1,484 a month, the midpoint, so half of these cities are more expensive and half are cheaper. San Mateo, California is the highest at $3,079, then Sunnyvale, California at $3,065 and Santa Clara, California at $2,985. Dayton, Ohio is the lowest of the 50 states and the District of Columbia at $866. Ponce, Puerto Rico, which this table also returns, sits far lower at $506. 52 of these cities reach $2,000. These are each city’s own ACS median for renter-occupied units, including utilities, not a national average of rents.

About this data

  • A city is included when the ACS published at least 100,000 residents in the 2023 five-year estimates. Smaller places are left out.
  • Median gross rent is the midpoint of contract rent plus estimated monthly utilities and fuels for renter-occupied units, in 2023 dollars (ACS table B25064). It is not an average asking rent.
  • A city median is the midpoint for renters in that city, so these figures cannot be averaged to produce a national figure.
  • The map covers the 48 contiguous states. Cities in Alaska, Hawaii and Puerto Rico stay in the ranking and table.
  • These are place figures, not metropolitan-area figures.
  • None of the median gross rents were suppressed, and every rent margin of error was published.
  • For some cities the ACS does not publish a population margin of error (code *****): the estimate is controlled to official counts, so a sampling error is not applicable. Those cells are shown as a dash, not as −555,555,555. That applies to 20 cities in this set.
